Non-Compliance Mitigation Steps

The following steps below are the current planned mitigations to address the minimal and necessary Non-Compliances for a North side build.

AREAPLANNED MITIGATION STEPTIMELINE
CarportThe Carport will be removed as needed during planning phase and before actual build start to remove it from being an issue related to Parcel Coverage area determination. It also encroaches slightly on the property neighboring to the West.Determined by decision points around Parcel Coverage.
DeckThe unpermitted Deck built in late 1980s or early 1990s will be lowered if needed below 18 inches. This is based on the potential that there is a need to remove it from being an issue related to Parcel Coverage area determination.Determined by decision points around Parcel Coverage.
Impervious SurfaceTo better reach the allowable Impervious Coverage numbers for the parcel, a majority of hardscape under the Carport (North side) and the front Driveway (South side) will be removed and replaced with rock or pervious pavers. Reference mention of potential need for C.3 and C.6 Development Review Checklist.Would follow Carport removal

NOTES:

The East run of the Deck is on a retaining wall, so there would be drainage inplications to revise the Deck built back in the 1980s or early 1990s.

The Carport could be removed during planning phase and before actual build start. The North area will be revised with strategic tree plantings other changes to retain privacy as a patio area. The setbacks on North side would result in a very narrow build out so more logical to build out elsewhere towards South.

Key spaces in North area might involve window changes on North side or even walkout patio revisions from existing structure. Decisions could result in a stationary shed build or other options - still preserving a parking area inside the drive through gate.
