Stages

High Level Project Phases

Reference below for a rough breakdown of key milestones for the lead up and follow through for the remodel here at The 355.

The basic steps leading up to permits are categorized as follows:

  • Proposal
  • Preliminary
  • Permit Ready

Meaning that when the target scope is revised and clarified the architecture and design phase(s) are realized in Proposal form. Iterations will be expected, but the objective is to clarify and constrain scope

Next, these Preliminary drawings will be reconciled by way of rough ballpark estimates from builders and undergo preliminary review by San Mateo County Planning and Building. It is key to make sure the proposed plan is realistic from construction and budget standpoint. Lessons learned and review steps would refine the plans to Permit Ready state.

Stages and Milestones

The steps are mapped to the higher level stages distilled out from getting a handle about how to work with San Mateo County Planning and Building staff over time. Reference the San Mateo County - Reference Excerpts content for more detail.

I. Architecture and Design —> II. Engineering Due Diligence —> III. San Mateo County - Planning and Review Steps —> IV. San Mateo County - Building Permit Phase —> V. Buid —> VI. Inspection Phase

These differentiated states surfaced from past discussions with builders and have shaped our interest to identify potential builder(s) very early on in the process to provide guidance where needed.
